The property will be sold to the highest qualified bidder, who must provide the Town with a non-refundable deposit of 10% of the purchase price by October 26, 2022 at 4 p.m. The bid deposit will be credited against the purchase price. The Town will deliver the deed and the successful bidder must pay the purchase price by November 16, 2022 or forfeit the bid deposit. 

This property is located in Swanzey, New Hampshire. It is a 10.7 acre parcel that is a deeded wood lot only off the Class VI portion of Rabbit Hollow Road. 

This property is being offered by the Town in “as is” condition with no written or implied warranties as to the condition of the property, The Town does not guarantee that title insurance will be available for this property

The Town will furnish a Quitclaim Deed (sample in pictures) conveying the property subject to all easements and rights of way which existed at the time of the tax deeding. The Board of Selectmen reserves the right to reject any and all bids and to impose other conditions on the sales at the time of the bid opening. Buyer to pay all transfer fees for deed recording.

"Access road to this property is long, steep, extremely washed out and then turns to a wagon road at best. Atv being the best/only way to travel to this lot, will the town be granting atv usage?"

This road is not currently authorized for ATV use.

No permanent structures are allow. Per Town ordinance camper/tents can be on a property for 14 days then have to fully vacate the property for at least 28 days. Nothing can stay on the property in the 28 day window.
