Item Description
The Redevelopment Authority of the County of Butler is offering a two-story, single family residential property, with basement for bid. The property is located at 80 Old Plank Rd. in Butler Township, Butler County Pennsylvania.
The lot size is approximately 6,776 sq./ft. and the house has approximately 1,340 sq./ft. of living space inclusive of 3 - bedrooms and 1 - full bathroom.
A new furnace and ductwork were installed in March of 2022 at a cost of approximately $16k. Lead, asbestos, and radon testing has been completed. A property survey was completed in March of 2024 at an approximate cost of 2k. The testing and survey documents are included in the sale.
Documentation Provided
- Verification of the absence of any liens.
- Legal counsel representing the Redevelopment Authority of the County of Butler shall draft the purchase agreement / sales contract, closing statement, affidavit of title, sale invoice, and any other required documents and disclosure forms in accordance with local law(s).

Sale Stipulations
- The seller will not finance any portion of the buyer’s agent fees.
- Buyer is responsible for all closing costs.
- The reserve is set at $10,000.00 and the Redevelopment Authority of the County of Butler reserves the right to reject any and all bids.
- The structure and lot are being sold “as is”.
Additional information has been added as requested. Specifically, photos of the property survey and interior of the dwelling. To confirm for those who requested clarification, there are no liens or back taxes owed on the property. Also, a new sewer has been installed in the basement floor. When the new furnace was installed, the electrical panel located in the basement along with the exterior service entrance was upgraded to 200 AMP service. Hello, the Authority’s definition of habitable is move in condition which this property is not. Demolition was not recommended given the furnace and ductwork are less than 3 – years old. The Authority acquires properties from many different sources that have fallen into disrepair. Some of the properties are renovated, some are sold, and some are not feasible for the Authority to renovate based upon several determining factors. The reserve price is set at the level it is based upon the renovations required to make the property habitable while also ensuring the purchase is a reasonable investment for a buyer. Good Morning, the posting included photos of only the exterior to encourage prospective bidders to visit the site. The obligation of the Authority is to sell the property at as close to fair market value as possible, so we encourage interested parties to schedule a showing. To date, we have accommodated the schedules of all interested persons. The next scheduled showing is Monday, August 12, 2024, at 5:00 PM so please contact the Authority as per the instructions within the post and we will certainly do our best to accommodate your schedule requirements. As the auctions nears the end, we have had a significant amount of interested persons email the Authority so please contact us as soon as possible because the Authority offices are closed on Saturday and Sunday.
