We have established a reserve price that needs to be met. We are relisting this property because the reserve price was not met.

The reserve price is $55,000 which is the appraised price. We had to have that as the reserve per the PA Borough Code. When selling a borough asset, it is required to advertise and have a price of at least fair market value or appraised value. The appraised (Fair Market) value was $55,000. Per PA Borough Code, if that amount is not received in the first round of bidding, then it must be put out for rebidding a second time. If the bidding doesn't reach $55,000 on the second bidding process, then bids can be received for a third time and the Borough can accept the highest bid if it choses to do so. The building is now listed in Municibid for the third time. The cut off time is listed on our Municibid listing. If you have any more questions, you can contact the number on the bid listing.

The building abuts an apartment building as shown in the pictures. The building is within the property lines.

The building has never been on the taxable property list since it was erected by a non-profit and has been owned by non profits ever since it was built. Checking with Westmoreland Tax Assessment Office, the total tax assessment value is $79,660 (Land $15,690 and Improvement (Building) $63,970). As of 2020, the taxes are based on the following: Scottdale Borough 22 mils + Westmoreland County 21.49 mils + Southmoreland School District 83.05 mils = 126.54 mils. Therefore, the taxes would be $10,080.18 per year (126.54 / 1000 X $79,660 = $10,080.18). (edited on 12/08/2020 05:22 PM)
