TAX DEEDED PROPERTY

NOTICE IS HEREBY GIVEN that, in accordance with the provisions of RSA 80:80 (II), the Town of Swanzey, by its Board of Selectmen duly authorized, will accept bids on the following real property acquired by the Town by Tax Deed.

Bidding is scheduled to close on May 28, 2021 at 8:00 p.m. The property will be sold to the highest qualified bidder, who must provide the Town with a non-refundable deposit of 10% of the purchase price by June 4, 2021 at 4 p.m. The bid deposit will be credited against the purchase price. The Town will deliver the deed and the successful bidder must pay the purchase price by June 28, 2021 or forfeit the bid deposit.

A draft deed to the property is available in images. The terms of the sale are as follows:

• If this property remains its own lot, no dwellings, buildings, or other permanent improvements may be constructed on the property.
• If the property is purchased by an abutter, the lots shall be voluntarily merged.

This property is being offered by the Town in “as is” condition with no written or implied warranties as to the condition of the property, the availability of utilities or services or any representation concerning permitted uses under the Town’s land use ordinances. The Town does not guarantee that title insurance will be available for this property. Interested parties are encouraged to perform a site visit of the property on their own and review the property record file at Town Hall.  Property is accessed from a private road. The Town will furnish a deed without covenants conveying the property subject to all existing easements and rights of way which existed at the time of the tax deeding. The Board of Selectmen reserves the right to reject any and all bids and to impose other conditions on the sales at the time of the bid opening.
